Description of the building and specification of the standard package at Aiandi Str. 3

General
- The building consists of five sections: a semi-underground single-storey parking garage and, built on top of it, four sections with apartments – a four-storey, an eight-storey and two three-storey sections.
The apartment building Aiandi 3/1 is the three-storey part of this building
The apartment building Aiandi 3/2 is the four-storey part of this building.
The apartment building Aiandi 3/3 is the eight-storey part of this building.
The apartment building Aiandi 3/4 is the other three-storey part of this building.
- The parking spaces are located on the semi-underground floor of the building
- On the roof of the parking level, there will be a roof-top garden with terraces, benches and playgrounds for small children.
- The four-storey and eight-storey sections of the building include one stairway; the three-storey sections have two stairways.
- The utility rooms are located on the parking level.
- For each apartment, there is one storage room, located on the 1st floor in the part of the building that is next to the roof garden. The storage rooms can be accessed from the building’s main stairway. Doors to the storage spaces fitted with padlocks.
- Fireplace optional (based on the sales drawings).
Walls
- The building’s bearing walls consist of prefabricated reinforced concrete slabs.
- The facade finishing materials: brushed and painted concrete, frosted glass, metal panels and plaster.
- Non-load-bearing walls are painted partition walls of plasterboard. The three brightest tones of each colour card in the Tikkurila Symphony (or analogous) paint catalogue are included in the standard package.
- The walls separating the apartments consist of prefabricated reinforced concrete slabs.
- The walls of damp spaces are covered with ceramic tile,  Interno Plaadimaja.
- The walls of the stairwell plastered and painted
Ceilings
- The ceilings of the apartments consist of reinforced concrete hollow core slabs.
- Ceilings with V-joints will be painted.
- The ceiling in the toilets is a suspended ceiling.
Doors
- the external door is a veneer-clad smooth door.M10 x 21 , oak; ASSA 310 EVO locking system
- the internal doors of the apartment: smooth veneer-clad doors, oak,  M8 x21 ja M9 x 21
Windows

Floors of living spaces
- Timber parquet flooring (thickness 14mm): a) three-strip OAK Markant; b) three-strip ASH Markant, Arpeks Kaubandus. (The parquet may have colour and pattern variations, depending on the different batches).
 - Mdf- boards in a suitable tone
Floors of damp spaces
- Covered with ceramic tile. (The ceramic tile may have tone and pattern variations within different batches.)
- Floor equipped with electrical floor heating.
Floors of communally used areas
- The floor of the stairwell covered with a dust-free covering.
- The floors of storage and utilities spaces covered with a dust-free covering.
Heating/ventilation
- Heating: a central heating system, connected to the district heating network
-  Ventilators for air extraction will be installed on the roof; soundproofing is located behind the suspended ceiling. The in-flow of fresh air into the apartment is provided via the aeration valves in the cavity stoppers.
- Each apartment will have hot and cold water metres located behind the suspended ceilings of the utilities centrals or in the corner of the kitchen (will be hidden inside the furniture later).

- TV, telephone and data cabling as per the design plans, connection with the service provider not included in the price.
- Buschjäger range, Reflex Si of switches and plugs, Alpine white
- Cabling for the security alarm system has been installed in the apartment. Motion detectors, keyboard and the central device are not included in the package offered.
- Exterior doors with an intercom lock.
Sauna
The fixtures for the sauna (built according to the design plan) include a sauna heater, glass door, sauna bench, lighting fixture and aspen lining boards.
