Apartment buildings at Aiandi str. 3

A. General.
a. The apartment buildings located in Mustamäe, in the Rabaküla residental development and are being completed in cooperation between NCC Ehitus AS and Rabaküla OÜ. The Rabaküla joint venture has been founded for developing the area.
b. Sales, formalising of sales contracts and service of clients as per contracts will be performed by the authorised staff of Kodupoe at Kodupoe in Tallinn at Kalasadama 4.
c. 3-year warranty for the apartments will be provided by pursuant to the contract concluded between OÜ Rabaküla and NCC Ehitus AS,
B. Sales price and its payment.
a. Reservetion. With a client who has found a suitable home, there will be signed a record of pre-contractual negotiations (a reservation contract), further to which a reservation fee of 20,000.00 kroons (20,000.00 kroons) will be paid to Rabaküla OÜ. A building description laying out The aforementioned building description setting out the standard design of an apartment along with the plans for the apartment, parking place and storage space will be signed as appendices to the aforementioned record. Also, any important details concerning the sale, like the sale price and the date for the transfer of the apartment.

A permit of use has been issued for the apartment building at Aiandi tn. 3 in October 14, 2008

Parking: The parking facilities for the inhabitants of the Aiandi str. 3 apartment buildings are located below the apartment buildings (single-storey parking garages).

The price for the parking space in the garage is not included in the sales price of the apartment – a separate apartment ownership. If a parking space is included in the contract upon booking an apartment, the customer will not have to pay an additional booking fee for the parking space.

Storage rooms: Each apartment includes a storage room (on the 1st floor)
The price of the storage room is included in the sales price of the apartment.

b. The real right contract and payment of the remaining sales price. No later than within one month from the conclusion of the booking contract, the parties will conclude a notarised real right contract for the sale of the apartment ownership. The 20 000 EEK paid pursuant to the booking contract shall be considered as a part of the sales price (already paid). The Customer shall pay the outstanding part of the purchase price (incl. the price for the parking space and the storage room) two days before the transaction, either to the deposit account of the notary notarising the transaction or to the bank account of OÜ Rabaküla. In case the Customer pays a part of the Purchase Price using credit (a loan), the Customer undertakes to pay the sum, payable from the loaned funds, to OÜ Rabaküla no later than on the third business day from the conclusion of the real right contract . The change of ownership shall be recorded in the land register.
c. All notary’s fees related to the sale contract shall be paid by the purchaser (including, if applicable, the fee for taking out a mortgage)

C. Inspection of the apartment and the transfer of possession.

a. The date for the inspection of the apartment will be agreed with the Customer no later than when the booking contract is signed. Deficiencies established during the inspection shall be noted down in the inspection report along with the final deadline for the resolution of the deficiencies.

b. After the inspection report has been signed, the conclusion of a notarised contract under the law of real property will be negotiated.

c. After the conclusion of the notarised contract under the law of real property, direct possession of the apartment, keys, remote control for the parking garage, home primer shall be transferred to the Purchaser, and the metre readings shall be recorded.
